It’s astonishing how fast Dubai has transformed into one of the world’s most attractive business and leisure destinations thanks to its convenient location on the shore of the Arabian gulf. As the city is rapidly expanding, it attracts international investors interested in its vibrant property market. Although Dubai is considered as a top choice in the Middle East and one of the best world’s markets, the investment potential of Dubai real estate projects largely depends on what neighborhood you want to invest.
- The Palm Jumeirah
This district is situated on the world’s largest artificial island – the diamond of the emirate of Dubai. The island’s shape resembles a huge palm (hence the name) with a central trunk, branches and a crescent around them. The district has become a tourist attraction which every visitor is eager to see.
The district is famous for its high-end property projects which are among the emirate’s most expensive. Buyers mostly purchase villas here, as the location boasts luxurious beach line, prime restaurants and dining options. The island is also famous for its prime hotel property.
Although a lot of well-off people either buy or rent real estate in this district, many investors may find the prices too high.
- Dubai Marina
Dubai Marina is another hotspot popular among both the residents and tourists of Dubai. This seaside district has a rich choice of dining options, a popular Dubai Marina Mall, one of the most beautiful promenades in the city and a manmade marina with private yachts. The neighborhood attracts high end residents and tenants as well as tourists.
Investment options of Dubai Marina include residential property – prime apartments and townhouses, retail objects and hotel rooms. Prices here are high, but the income is attractive as well.
- Downtown Dubai
Located along Sheikh Zayed Road, this neighborhood serves as the city’s business center with some of the most amazing projects such as Burj Khalifa – the world’s tallest skyscraper, – Dubai Fountain and Dubai Mall.
Downtown benefits from its central location not far from the city’s metro red line, Dubai Canal and the neighboring Business Bay. The location can offer sought-after residential units including those located in Burj Khalifa – the priciest in Dubai. However, Downtown is situated quite far from the Expo site which will start in 2020 and attract about 25 million visitors.
- Barsha Heights
Barsha Heights is a brilliant location for investing in Dubai real estate projects since this neighborhood is situated much closer to the Expo site, on the one hand, and to the city’s beach line, on the other. Ease of travel is another benefit, as Sheikh Zayed Road stretches along Barsha Heights border.
Another reason why this location is a fine destination for hotel investment is its proximity to Dubai’s free zones such as Internet City, Media City, Knowledge Village and IMPZ.
- Jumeirah Village
Those who find projects in the western part of Dubai too expensive may explore cheaper communities, and Jumeirah Village is one of the most promising among them. It is located at the intersection of Al Khail and Sheikh Mohammed Bin Zayed Roads, close both to the Expo site and the city’s business districts.
Although the community is relatively young, it is already competing with Dubai’s most sought-after locations such as Dubai Marina and Business Bay as it offers more affordable residential options and hotel property for investment.
